What is a property inventory?+

An inventory is a detailed record of the condition and cleanliness of a rental property and its contents at the start of a tenancy, supported by dated photographs. It is the main evidence used to settle the deposit at the end.

What is the difference between an inventory and a check-in?+

The inventory records the property in full. The check-in happens when the tenant moves in: we go through the inventory with them, note any changes and record meter readings and keys. Many agents book both together.

How does a check-out work?+

At the end of the tenancy we compare the property against the check-in report, item by item. Changes in condition and cleanliness are recorded with photos, allowing for fair wear and tear, so the deposit can be agreed quickly.

Can I see my past reports and invoices online?+

Yes. Every client has a portal where you can open any past inventory, check-in or check-out, see your invoices and book new visits.

Do you cover my area?+

Yes, we cover the whole of London, every borough from Enfield to Croydon and Hillingdon to Havering, as well as the Hertfordshire borders. If your property is further afield, ask us and we will let you know.

Are you independent?+

Yes. We are an independent inventory company and a member of the Association of Independent Inventory Clerks (AIIC). Our reports are impartial and simply record the property as we find it.
